Carefree mortgage repayment
How to repay VÚB Mortgage without worries? Insure it!
Take out an advantageous loan insurance as soon as you apply for a VÚB Mortgage. You will avoid unpredictable life situations. Insurance can also be arranged for an existing mortgage.
What is loan insurance and what are the benefits of loan insurance: VUB Mortgage Repayment Capacity Insurance protects you and your loved ones against unforeseen life situations such as death, loss of employment, incapacity for work, permanent disability or nursing a family member.
In the event of an insured event, your obligation to repay the VUB Mortgage or to pay the monthly instalments will be assumed by the insurance company. You will thus receive insurance protection for the entire term of the loan.
Our tip:
Anticipate! Put aside at least a few euros each month, as much as your financial budget allows.
And build up a financial reserve of at least 3 instalments.
Have you found yourself in an unexpected life situation?
What to do if you are dealing with a loss or reduction of your income, long-term sickness or other serious family problems?
We have solutions for you that you can take advantage of at no cost:
Extension of the loan repayment period
You can use this solution if you want to reduce your monthly payment if you don't already have a mortgage set to a maximum term of 30 years (max. 20 years for a no-purpose mortgage). While you will pay more in interest, you will not jeopardise your current financial situation. If your situation changes, you can reconsider your next course of action.
Consolidation of multiple loans with one
It is the ideal solution if you have several loan products and you are getting lost in repaying them. We can merge a consumer loan from a bank or non-bank, mortgage, lease, overdraft or credit card into one mortgage after assessment, which will reduce your monthly payment.
Deferment of principal repayments
Thanks to which you can postpone the repayment of the principal (and pay only the interest) for up to 6 months and thus reduce your monthly expenses.
Full deferral of repayment
The bank can approve you for up to 6 months for a full deferment of repayments up to zero. Although deferment does not mean forgiveness of repayments, it will help you to cope with a more difficult period. The mortgage will continue to accrue interest during the grace period and you will only repay this interest when the grace period expires, along with the remaining repayments.
Contractually arranged insurance policies are also repaid during the full forbearance period.
If you have lost your job
And you worked:
- in Slovakia - you need a certificate from the Labour Office
- abroad - you need a certificate of termination of employment from your former employer
- as a self-employed person - in addition to a certificate from the Labour Office, you must also provide a declaration of suspension or cancellation of activity at the Trade Licensing Office
If you are on long-term sick leave
For long-term sick leave, we require the submission of:
- a sick leave certificate certified by a doctor or
- a certificate from the Social Insurance Institution
If you have serious family reasons
Documents required in cases of:
- death in the family - copy of the death certificate
- execution of sentence - final judgment and certificate of execution of sentence
- divorce - final court decision on divorce
If you had a baby
All you need is a certificate of receipt of maternity or parental contribution.
If your income has decreased
For a reduction in pay, we need confirmation of this from the HR department.
- If you take advantage of any of the above changes due to a reduction in your income or a deterioration in your financial situation, this information will also be shown on your credit record.
- Once the grace period has ended, you must continue to pay your mortgage in regular monthly instalments on the due date. The monthly payment will include accrued interest from the grace period.
- Insurance premiums cannot be deferred. Even if payments are deferred completely, the obligation to pay the contractually agreed premium does not cease.
