Do you repay a mortgage in another bank and would like to have better conditions?

VÚB Mortgage for refinancing is designated for you to repay the original mortgage.


To apply, you just need the following documents:

  • the original loan contract
  • an identity card 
  • an expert opinion for the mortgaged property

Why refinance?

  • you can get a favourable interest rate and therefore lower instalments
  • you can annually repay up to 20% of the mortgage loan free of charge
  • we will send the money to repay the original mortgage directly to the original mortgage account

How will my monthly installments change?

It is up to you what interest rate fixation period you choose. You can fix the interest rate for 3, 5 or 10 years. The interest rate and monthly instalment amount can be calculated using the calculator.

FAQ

Who can apply for Fleximortgage for the young?

A citizen of the Slovak Republic or a foreigner with permanent residence in the Slovak Republic or abroad.

You are entitled to the state contribution, if:

  • you are 18 - 35 years old; when applying for the mortgage as a couple, you both must meet the condition
  • your average gross income in the previous calendar year did not exceed 1.3 times the average monthly nominal wage in the Slovak economy
  • in the case of a couple, income of applicants is added - i.e. the sum of income cannot exceed 2.6 times the average nominal wage

What Fleximortgage amount and maturity period can be provided?

  • at least EUR 6,600
  • the maximum amount depends on the type and value of the mortgaged property and the ability to repay the loan
  • the minimum repayment period is 4 years
  • the maximum repayment period is 30 years

What should I do if I want to transfer my mortgage to VUB ?

Ask at the bank where you repay your mortgage, when and under what conditions it can be repaid early. Also ask the bank to calculate the loan balance. Also ask for consent to early mortgage repayment, calculation of the fee for early repayment and consent to entering a new bank - VUB Bank to the title deed as the second pledgee (when you repay the loan in the original bank, we will issue consent to its deletion from the title deed as a pledgee).

Submit these documents to VUB Bank and apply for a loan. On the basis of the amount of the loan you need, and your creditworthiness (i.e. the income and expenses that affect your ability to repay the loan), the bank will decide if and under what conditions then mortgage is approved. Try also to calculate the amount of the fees for early repayment and compare it with savings you will achieve by transferring the loan (in addition to the fee for early loan repayment you must also pay your bank for all confirmations it will issue); you may include the fee for early mortgage repayment and other fees directly in the new loan amount.

When we approve the transferred loan, you will have to submit a proposal for registration of the property to the Land Register, where both pledgees - both banks will be specified. When Land Register registers the proposal (data are updated weekly), VUB Bank will transfers the money to your loan account in the previous bank. When the previous bank receives the money, it will issue consent to its deletion as a pledgee from the title deed. Deliver this confirmation to the Lang Register, or the Bank may send the confirmation directly to the Lang Register. VUB Bank will set a date by which you must present the bank with a new title deed in which it will be obvious that the bank is the pledgee.

What documents do I need to present to the bank when applying for Fleximortgage?

You need to present proof of identity and proof of your current address with the application. You do not need to prove your income, the bank will verify it with the Social Insurance Agency. You need an expert opinion for the mortgaged property. If you do not have it or you do not know which expert to contact, the bank itself can elaborate the property evaluation. You also need an insurance policy - insurance of property against damage or destruction. Since a mortgage is essentially a purpose loan for property financing, you have to prove the purpose of the loan. Documents for the purpose (e.g. sales contract, building permit, project and construction budget, contract for work, etc.) are differentiated according to specific purposes.
