Why choose VÚB Mortgage for the young?

  • with the state contribution, you get lower interest rate and therefore lower instalments
  • you can apply for deferral of principal instalments
  • you can make extra payments or repay the loan early free of charge
  • you can reduce monthly payments by up to a half of its amount for a period of 24 months in the case of childbirth

You are entitled to the state contribution, if:

  • you are 18 - 35 years old; when applying for the mortgage as a couple, you both must meet the condition
  • your average gross income in the previous calendar year did not exceed 1.3 times the average monthly nominal wage in the Slovak economy
  • in the case of a couple, income of applicants is added - i.e. the sum of income cannot exceed 2.6 times the average nominal wage

How will my monthly installments change?

It is up to you what interest rate fixation period you choose. You can fix the interest rate for 1, 3, 5 or 10 years. The interest rate and monthly instalment amount can be calculated using the calculator.

The state subsidy for the young for year 2015 is provided as follows:

  • the state will give you 2% discount on the interest rate in the form of reduced monthly installments
  • VUB Bank will give you 1% discount on the interest rate

FAQ

Who can apply for Fleximortgage for the young?

A citizen of the Slovak Republic or a foreigner with permanent residence in the Slovak Republic or abroad.

You are entitled to the state contribution, if:
  • you are 18 - 35 years old; when applying for the mortgage as a couple, you both must meet the condition
  • your average gross income in the previous calendar year did not exceed 1.3 times the average monthly nominal wage in the Slovak economy
  • in the case of a couple, income of applicants is added - i.e. the sum of income cannot exceed 2.6 times the average nominal wage

For how long is the favourable interest rate valid? Can it change?

The favourable interest rate is valid for the first five years of loan repayment. Its level is set every year, this year it is 3%; the state contributes 2% and the bank 1%.

Is there a maximum limit on mortgages with state contribution for the young?

The maximum limit of a mortgage loan with the state bonus for the young is determined by law - currently it amounts to EUR 50,000. The amount must be invested in a property for housing. You may apply for a higher loan, but the state contribution and the favourable interest rate will apply only to this amount.
